We recommend two channels for appealing property assessments in Ontario. 

In the pre-hearing appeal, we will pursue a resolution on the property assessment with MPAC directly. This has no applicable appeal fee and the majority of property appeals are resolved in this informal stage. The option to escalate to a formal appeal hearing is available should the results be inadequate.

A formal appeal hearing involves civil litigation at the Assessment Review Board (ARB). Based on the claims presented by the parties, the Board will make a decision on the assessment. This process is subject to an ARB appeal filing fee.

Based on achieving a positive result in either of these channels, the property assessment will be reduced and therefore, the property taxes levied against the property will be adjusted from the time the appeal had been initiated. The adjusted tax recoveries will be sent to the property tax payer and our contingency fee will be applied for a percentage of those savings. If we are unsuccessful you pay us nothing.
